Bengaluru based house owner refused to rent his home to a youth due to his low 12th marks. Finding a house on rent in metro cities is a challenging task due to high demand, and Bangalore, known as the IT hub and startup capital of India, is notorious for its high rental prices and unreasonable demands of landlords. In fact, it has become a common refrain that it is easier to get into the Indian Institutes of Technology (IIT) than to find a house on rent in Bangalore. A Twitter user, Shubh (@kadaipaneeeer), recently shared a shocking incident of how his cousin was rejected by a prospective landlord in Bangalore due to his marks in Class 12.

In a series of screenshots of a WhatsApp conversation, the broker asked Shubh’s cousin, Yogesh, to share his LinkedIn and Twitter profiles, joining letter from his company, mark sheets of Class 10th and 12th, Aadhar and PAN cards, and even asked him to write a 200-word piece about himself. After providing all the necessary documents, Yogesh was rejected by the landlord for the bizarre reason of scoring 75% in Class 12th, while the owner was expecting a score of 90%. Shubh captioned the post, “Marks don’t decide your future, but it definitely decides whether you get a flat in Bangalore or not.”
The incident sparked outrage on social media, with many users sharing their own experiences of the rental housing market in Bangalore. One user shared that when his landlord found out about his job, she invited him over for coffee, which highlights how the rental market in Bangalore operates. Many people also commented on the absurdity of the situation, with one user sarcastically suggesting that soon there would be an entrance exam for Bangalore flats.

The rental market in Bangalore is notorious for its high prices and unreasonable demands of landlords. Many landlords ask for extensive documentation, including bank statements, company ID cards, and references, before approving a tenant. The competition for rental housing is fierce, and landlords often have multiple offers to choose from, which gives them the power to set arbitrary criteria for selecting tenants.
This situation is not unique to Bangalore, as the rental housing market in other metro cities in India, including Mumbai and Delhi, is also difficult to navigate. The lack of affordable housing and the increasing demand for rental properties have led to a situation where landlords can be selective about who they rent their properties to. This creates a power imbalance where tenants have little bargaining power, and landlords can demand unreasonable rents and make arbitrary demands.

The rental market in India needs to become more tenant-friendly, with clear regulations and guidelines to protect tenants from exploitation. The government needs to take steps to encourage the construction of affordable housing, which will increase the supply of rental properties and provide tenants with more options. The creation of a rental housing market that is fair and accessible to all will go a long way towards solving the current housing crisis in India’s metro cities.
The incident of Yogesh being rejected by a prospective landlord in Bangalore due to his Class 12th marks highlights the challenges that tenants face in the rental housing market in India’s metro cities. The lack of affordable housing and the increasing demand for rental properties have created a situation where landlords have excessive power, which they use to make unreasonable demands and exploit tenants. Very unfair — Rather, such landlords should be boycotted.
The landlord must have scored less than 50%.
